Who can use a VA loan
VA home loans are guaranteed by the U.S. Department of Veterans Affairs. You may be eligible if you are:
- A veteran who meets the service requirements
- On active duty, after the minimum service period
- A current or former member of the National Guard or Reserve who meets the service requirements
- The surviving spouse of a service member, in some cases
Your Certificate of Eligibility (COE) confirms it. Stella can request it for you, usually in minutes.
What makes a VA loan different
- No down payment for eligible borrowers with full entitlement
- No monthly mortgage insurance, which conventional and FHA loans usually charge with a small down payment
- A one-time VA funding fee, which can be added to the loan. Veterans receiving VA disability compensation are generally exempt
- The home must be your primary residence
Refinancing a VA loan
If you already have a VA loan, an Interest Rate Reduction Refinance Loan (IRRRL) can lower your rate with less paperwork than a new loan. A VA cash-out refinance lets you borrow against your equity. The break-even calculator shows whether the savings cover the cost.
