First-time buyers

Buying your first home in Tulsa

You may need less money down than you think. Stella explains your options in plain terms, gets you pre-approved, and stays with you until you have the keys.

Call any time. An automated assistant answers day and night, takes your details and books a callback with Stella.

Low down payment options

  • Conventional loans from 3% down for first-time buyers, usually with a score around 620 or higher
  • FHA loans from 3.5% down with a score of 580 or higher, and more flexible about past credit problems
  • VA and USDA loans with no down payment, if you are eligible
  • Down payment assistance. Grants, forgivable loans and deferred second mortgages can help qualifying buyers

How it works

  • Talk to Stella. A short call about your income, savings and goals. No credit pull yet
  • Get pre-approved. She reviews your documents and gives you a letter to shop with
  • Make an offer. Sellers take an offer more seriously with a pre-approval behind it
  • Close. Appraisal, underwriting, and the keys

What you will need

Photo ID, two recent pay stubs, two months of bank statements, and two years of W-2s or tax returns. The one-minute check shows which programs fit before you gather anything.

Common questions

How much do I need saved?
Enough for the down payment plus closing costs, which often run a few percent of the price. Seller credits and assistance programs can cover part of it.
Does checking my options hurt my credit?
No. Stella only pulls credit once you decide to go ahead.
