USDA home loans for homes outside town
Some addresses outside the Tulsa city limits qualify for USDA loans, which can mean no down payment. Eligibility depends on the specific address and your household income, so it is worth checking before you rule it out.

How a USDA loan works
USDA guaranteed loans are backed by the U.S. Department of Agriculture's Rural Development program. They are meant for moderate-income households buying a primary home in an eligible area.
- No down payment is required for eligible borrowers
- The address must be in an eligible area. Many places just outside city limits count
- Household income limits apply, based on county and household size
- An upfront and an annual guarantee fee are charged, usually lower than FHA mortgage insurance
- The home must be your primary residence
Check an address
You can look up an address on the USDA's own property eligibility map. Or send Stella the listing and she will check the address and your income together.
Credit and paperwork
USDA sets no single minimum score, but lenders using USDA's automated approval usually look for a score around 640. Below that, a manual review may still be possible.
